When to Book a Free Inspection

  • After a major storm

    Wind, hail, or heavy rain events. We document anything we find within the typical insurance reporting window.

  • Before selling your home

    Buyers' inspectors flag roof issues aggressively. Knowing what you have ahead of time avoids a last-minute price negotiation.

  • If you're buying a home

    Standard home inspections only look at roofs from the ground. A real roofer's inspection costs nothing and catches what a ground-level look can't.

  • If your roof is over 15 years old

    Even without visible issues, asphalt shingles start losing granules and seals around year 15–17. Getting a baseline now lets you plan ahead.

  • If you see interior signs

    Stains on the ceiling, peeling paint near a wall, or musty smell in the attic. These are roof issues until proven otherwise.

Is the inspection really free — what's the catch?

There's no catch. The inspection costs nothing and the report carries no obligation. Here's the honest business logic: some inspections turn up real work, and homeowners who watched us crawl their attic and explain the findings tend to call us when that work needs doing. Plenty of inspections find a roof in decent shape — we say so, leave the report, and ask you to keep our number. That trade works fine for us.

What do you check in the 27 points?

The points fall into four groups. On the roof surface: shingle wear, flashing at every penetration and wall intersection, valleys, ridge lines, and sealant condition. At the edges: gutters, downspouts, drip edge, soffit, and fascia. In the attic: ventilation balance, moisture and staining, insulation, and the underside of the deck — where leaks show themselves first. How long does it take, and do I need to be home?

Plan on 45 minutes to an hour for a typical single-family home — longer if the roofline is complex or the attic access is tight. You don't need to be home for the exterior portion, but we do need to get into the attic, so most homeowners schedule a window when someone can let us in. If you're around at the end, we'll walk you through what we found on the spot.

Do I get the photo report even if I don't hire you?

Yes — the report is yours either way, typically emailed within 24 hours, photos included. We don't hold it hostage to a signed contract, and we don't water it down for people who tell us upfront they're collecting three bids. A dated photo record of your roof's condition is useful even if we never do the work: for an insurance claim, for a home sale, or as a baseline to compare against after the next big storm.

Will you try to sell me a roof I don't need?

No. The report lands on one of three recommendations — repair, replace, or just monitor — and we have to justify it with the photos sitting right next to it, which keeps us honest. Telling someone a 12-year-old roof needs replacing when it doesn't is the fastest way to kill the referrals this business runs on. A good share of our inspections end with "you've got years left, here's what to watch." If we recommend work, the photos will show you why.
