How We Install Metal
Panels are roll-formed (on-site or off-site) to exact length, fastened with concealed clips that allow thermal movement, and seams are either snap-locked or mechanically seamed for waterproof joints. Penetrations get custom-fabricated curbs and flashings — metal roofing penetrations require more care than membrane systems.

How long does a commercial metal roof last in NJ?
Properly installed standing-seam metal roofs typically last 40–60 years in New Jersey. The paint finish (Kynar/PVDF) has a 30+ year color warranty, but the underlying metal lasts much longer. Many commercial metal roofs from the 1960s are still serviceable today.
What does commercial metal roofing cost vs TPO?
Commercial metal typically costs 2–3× the install cost of TPO or EPDM. The math only works on a lifecycle basis — if you're going to keep the building 30+ years, metal's longer life pays back the upfront premium. For buildings on shorter ownership horizons or simple low-budget projects, single-ply membrane is usually the better choice.
Can metal go on a flat roof?
Not really. Standing-seam metal requires a minimum 3-in-12 slope for water shedding; below that, the seams can leak under wind-driven rain. For truly flat or very low-slope roofs, membrane systems (TPO, EPDM, PVC, Mod-Bit) are the right choice.
Will a metal roof be noisier than other commercial roofs?
Less than you'd think when properly installed. A standing-seam panel on a solid deck with insulation underneath is comparable to any other roof in occupied spaces. The 'metal roofs are loud' reputation comes from corrugated panels on open framing — not what we install on commercial buildings.
