Modified bitumen (Mod-Bit) is a multi-ply asphalt-based roofing system that's the modern evolution of the old built-up tar-and-gravel roof. It uses factory-manufactured SBS or APP membrane sheets that are torch-applied, hot-mopped, or self-adhered to the substrate. How We Install Mod-Bit

Substrate is prepared with primer or base sheet. Two membrane plies are applied — the base sheet first, then the cap sheet — using torch flame (most common), hot bitumen, or cold adhesive depending on building conditions and fire-safety requirements. Seams overlap and bond chemically. Flashings, penetrations, and parapets are reinforced with extra membrane patches.

When should I choose Mod-Bit instead of TPO or EPDM?

Mod-Bit when the roof sees significant foot traffic (HVAC contractors, regular equipment service), when the building has complex parapets or detailing that benefits from membrane redundancy, or when previous single-ply systems failed early due to puncture damage. For simpler buildings with minimal foot traffic, single-ply is usually the better value.

Is torch-applied modified bitumen safe?

Torch-applied install is the most common method but does require strict fire-safety protocols — fire watch during and 2+ hours after work, charged hoses on the roof, fire extinguishers, no torching near combustible parapets. For occupied buildings or buildings with combustible decks, we often use cold-applied adhesive or self-adhered systems instead.

How long does Mod-Bit last in NJ commercial buildings?

Quality modified bitumen systems typically last 20–25 years in NJ. Annual inspections to catch seam blistering or splits early extend life toward the upper end of that range.

Can Mod-Bit be installed over existing roofs?
