Roofing in Lodi
Lodi packs about 26,000 people into roughly two square miles directly northeast of our Garfield shop, and that density defines the roofing. Block after block runs single- and two-family homes on tight lots, many early-to-mid twentieth century, and a lot of them carry low-slope rear additions or flat second-story roofs that need a completely different system than the steep main house. On the steep main roofs, the story is age. Lodi's older single-family stock is reaching the end of its first slate or first-generation asphalt, and the brick chimneys almost universally need flashing and crown work. Felician University and the older streets around Main Street anchor a housing stock denser and older than the leafy Bergen suburbs to the west — which is why we see more membrane-and-shingle transitions, and more chimney work, here than in a typical suburban town.
What We See on Lodi Roofs
A single Lodi street can need three different approaches. The steep-gabled main houses take architectural asphalt, or slate repair where the original is still serviceable. The low-slope additions and flat-roofed two-families need a welded or torch-applied membrane and, critically, a properly built transition where that low slope meets the steep roof above it.
