On the steep main roofs, the story is age. Lodi's older single-family stock is reaching the end of its first slate or first-generation asphalt, and the brick chimneys almost universally need flashing and crown work. Felician University and the older streets around Main Street anchor a housing stock denser and older than the leafy Bergen suburbs to the west — which is why we see more membrane-and-shingle transitions, and more chimney work, here than in a typical suburban town.
