Roofing in Paramus

Paramus rings up more retail sales than any ZIP code in the country, and you can read that fact straight off the rooflines. The stretch of Route 4, Route 17, and the Garden State Parkway running through the borough is one long run of malls, big-box stores, and strip centers, and almost all of it sits under flat or low-slope membrane. Garden State Plaza has anchored the Route 4 and 17 interchange since 1957, and Bergen Town Center, Paramus Park, and the Fashion Center each added acres more of commercial roof behind it. That is a very different roofing problem from a house, and it is one we work on regularly.

A commercial low-slope roof fails at its details long before the field wears out. Water goes after the curbs around rooftop HVAC and refrigeration units, the pitch pockets where conduit and gas lines penetrate, the scuppers and internal drains that a retail roof lives and dies by, and the base flashing where the membrane turns up a parapet wall. On a store that has to stay open, a slow leak over a sales floor or a stockroom is not something you patch and forget. We rebuild the terminations, the drain sumps, and the parapet coping so the water actually leaves the roof instead of ponding on it.

Turn off the highway and Paramus changes completely. The residential streets sit well back from the commercial corridors on larger lots, mostly 1950s and 1960s ranches, raised ranches, split-levels, and colonials, with a median build year right around 1963. After sixty-odd years, a lot of those houses are still on their original or second-generation shingles, and they carry roofing quirks the malls never see. We work both sides of the borough, and the honest truth is that a Route 17 store roof and a split-level roof share almost nothing but the town they sit in.

From celery farms to the busiest retail corridor in the country

Before the highways, this was farmland. Paramus was incorporated as a borough in 1922 when it was still dirt roads and produce fields, and for a stretch it was known as the celery capital of the world, its black muck ground ideal for the crop. The name itself comes from a Lenape word for fertile land where wild turkeys were found. All of that changed when Route 4 and Route 17 were cut through and the malls arrived, turning the borough into the retail center it is today. The Saddle River still runs down the west side of town toward Fair Lawn and Rochelle Park.

One thing that has not changed is the Bergen County blue laws, which shut nearly all Paramus retail down on Sundays. For a roofer, that quiet day is worth a lot. A tear-off or a big flashing repair on an occupied store means staging around customers, deliveries, and rooftop units running full tilt, so a day when the lots are empty and the HVAC load drops is the right window for the disruptive part of a commercial job. It is a small local wrinkle, but it is the kind of thing you only know if you have actually worked here.

Bergen County Weather & Wear

Northern Bergen catches heavy snow loads and is prone to ice-dam formation on poorly ventilated attics, while the lower-elevation eastern towns see more wind-driven rain off the Hudson.

Common Paramus Roof Problems We Fix

Patterns we see again and again on Paramus roofs — most driven by the local housing stock and Bergen County climate. If any of these sound familiar, give us a call for a free on-site assessment.

  • Ponding water on big-box and strip-center membrane where clogged internal drains and scuppers let rain sit instead of draining, breaking the roof down at its weakest points over time
  • Failed curb flashing around the rooftop HVAC and refrigeration units that crowd Paramus retail roofs, where the seal at the unit base is the first place water gets under the membrane
  • Parapet base flashing and metal coping working loose on the tall street-facing walls of stores and shopping centers, letting wind-driven rain run down inside the wall
  • Split-level rooflines with planes at several heights, where the low-slope section over the lower wing and the valleys between planes leak long before the steeper shingle areas wear out
  • Sixty-year-old ranches and raised ranches still on early-generation shingles with short eave overhangs, where cracked pipe boots and dried-out valley liner are usually the first things to let go
